Advertising of Proposed Structure Plan - West Piara Urban Precinct North - Lot 9012 Genomics Rise, Piara Waters
The City of Armadale has received a Proposed Structure Plan for the above property prepared by Rowe Group on behalf of Celsius Property Group (refer to enclosed location plan). The Structure Plan is being advertised for public review and submissions. The Structure Plan proposes:
Residential zoning with a density coding of R25 to R30 and an estimated yield of 87 lots and dwellings.
A long linear Public Open Space (POS) with drainage swales located along Jays Road, and POS/drainage swale located at the southern corner of the site. Total combined POS area is approx. 0.7ha.
The subject site is proposed to be re-zoned to ‘Urban Development’ from its current zoning of ‘General Rural’ under the City’s Town Planning Scheme No.4 - Amendment 119 and is proposed to be located within Development (Structure Plan) Area 71, which requires a Structure Plan to guide subdivision and residential development.
The Proposed Structure Plan and accompanying reports/technical appendices are available for viewing on the City’s website (http://www.armadale.wa.gov.au/out-comment). The documents can also be viewed at Council’s offices (7 Orchard Avenue, Armadale) between the hours of 8.15am to 4.45pm Monday to Friday.
As a nearby or affected landowner the proposed Structure Plan has been referred to you for comment. Submissions must be made in writing using the online submission below (or download the PDF version of the submission form available from the Documents section of this page) and can be lodged in person at the above address, via email to info@armadale.wa.gov.au or posted to Locked Bag 2, Armadale WA 6992. Submissions should include the Structure Plan name, the property affected and details of the submission, and be lodged with the City on or before close of business on 10 September 2022.
Please note that the time periods allowed for submissions on the Structure Plan are prescribed by the State Government’s Planning and Development (Local Planning Schemes) Regulations 2015 and the City must adhere to these requirements. Therefore submissions must be lodged with the City on or before the above date.
The Structure Plan is being advertised to seek public comment on the proposal and advertising does not necessarily indicate that the proposal will receive final support and/or approval from the City of Armadale or the Western Australian Planning Commission (WAPC). Following review of submissions received during the advertising period, the City will prepare a recommendation for the WAPC who will make a determination on the Structure Plan.
