Application for Development Approval - (Single House with Outbuilding) - No. 82 Ridgehill Rise, Roleystone

The City has received an application for the above mentioned proposal, which involves the following variations to ‘Deemed to Comply’ assessment criteria:

Setback variation

  • The front / street lot boundary setback to the outbuilding of 4.2m, in lieu of 12m; and
  • The eastern side lot boundary setback to the outbuilding of 5m, in lieu of 6m.

Dwelling Height

  • The maximum dwelling wall height of 4.5m, in lieu of 3.5m;
  • The maximum dwelling roof height of 7.7m, in lieu of 7.5m.

Outbuilding

  • Maximum ridge height of 5.6m, in lieu of 4.2m; and
  • Maximum wall height of 3.75m, in lieu of 3m.

Site works and Retaining walls

  • Site works and retaining walls between the street boundary and the street setback at a height of 0.7m to 1.15m, in lieu of 0.5m high; and
  • Site works and retaining walls behind front setback (rear of the lot) at a height of 2m, in lieu of 0.5m or less in height.
