Application for Development Approval - (Single House) - No.13 Grieve Way, Bedfordale

The City has received an application for the abovementioned proposal, which involves the following variations to 'Deemed to Comply' assessment criteria:

Development Envelope Modifications

  • It is proposed to split the existing Building Envelope into two segments. One for the Single House and the other for the Outbuilding;
  • The rear lot boundary setback reduced from 20m to 4.4m;
  • The eastern lot boundary setback reduced from 6m to 5.2m;
  • The western lot boundary setback will remain the same at 6m;
  • The front/ street lot boundary setback will be increased from 12m to 12.6m; and
  • The overall size of the envelope will not be increased.

Building Coverage

The overall building coverage is 693sqm, in lieu of 500sqm.

Open Space

Open Space of 2,255sqms (68.7%), in lieu of 2,296.7sqms (70%).

Building Height

  • The maximum dwelling wall height is 11.9m, in lieu of 7m; and
  • The maximum dwelling roof height is 11.9m, in lieu of 8m.

Outbuilding

  • Outbuilding size of 125sqms, in lieu of 110sqms;
  • Maximum ridge height of 6.6m, in lieu of 4.2m; and
  • Maximum wall height of 5.3m, in lieu of 3m.

Visual Privacy Setbacks/ Overlooking

  • Courtyard (drying) with an eastern lot boundary privacy setback of 5.2m, in lieu of 7.5m;
  • Rear Active Habitable Space with an eastern lot boundary privacy setback of 6.2m, in lieu of 7.5m; and
  • Rear Active Habitable Space with a western lot boundary privacy setback (to the driveway) of 6m, in lieu of 7.5m

Rock Pitching

Eastern lot boundary rock pitching with a maximum height of 1m, in lieu of 0.5m.
