Application for Development Approval - Medical Centre - 3043 Albany Highway, Kelmscott
The City has received an application which proposes the following:
An additional allied health facility comprising eight consulting rooms in a 330m2 single-level building;
Reorientation of the existing entry driveway from Albany Highway;
Typical business hours for medical facilities (providing services until 7pm, seven days per week); and,
Retention of existing mature trees. Affected trees planted as part of the 2022 development approval will be replaced on a 1:1 ratio.
With the proposed development included, the subject site would provide a total of 28 consulting rooms across the two facilities, with a total of 114 parking spaces and 822m2 of soft landscaping area.
The City is required to advertise this application prior to making its determination, as the proposal:
Varies the plot ratio requirements of Additional Use No.33 from 0.3 to 0.35; and
Proposes re-contouring of the site adjacent to No. 21 Flinn Avenue, including more than 0.5m of fill to replace the existing tiered retaining wall with such site works and retaining varying the ‘deemed to comply’ requirements of the Residential Design Codes Part C Clause 3.5 ‘Site works and retaining walls’ by proposing 1.6-1.7m high retaining walls located on the boundary in lieu of a 1.5m setback.
