Development Application - Two (02) Grouped Dwellings - Lot 72 - 28 Wandoo Street Mount Nasura
In accordance with Clause 64(1) of the Planning and Development (Local Planning Scheme) Regulations 2015, the City is undertaking community consultation as part of its assessment of the above application.
The proposal includes variations to the deemed-to-comply provisions of the Residential Design Codes (R-Codes), including matters relating to:
a reduced primary street setback of approximately 3.8m where a greater setback consistent with the prevailing streetscape is generally required under Clause 5.1.2.
a proposed building height of approximately 9.7m above natural ground level and wall heights exceeding the deemed-to-comply provisions under Clause 5.1.6 for concealed/parapet roof forms.
a three-level built form and associated visual bulk that may impact the existing low-scale residential streetscape character.
a detached domestic outbuilding (shed) with an area of approximately 47m² located within the front setback area and forward of the dwelling.
retaining walls and changes in site levels along boundaries contributing to the overall scale and visual presentation of the development.
Under Clause 5.1.6 (Building Height) of the Residential Design Codes Volume 1, the deemed-to-comply maximum building height for a dwelling incorporating a concealed/parapet roof form is 8m, with a maximum wall height of 7m measured from natural ground level. The proposal exceeds these deemed-to-comply provisions and therefore requires assessment against Design Principle P6.
As an adjoining or nearby landowner, the proposal has been referred to you for comment. Should you wish to make comment please complete the attached submission form and return it to this office no later than 22 May 2026.
