Application for Development Approval - Outbuilding (shed) and associated earthworks - Lot 18, No. 60 Dmietrieff Road, Bedfordale

The City has received an application for the abovementioned proposal, which involves the following:

  1. Proposed Outbuilding (Shed) plus partially enclosed lean-to veranda for storage of equipment and agricultural machinery and a classic vehicle collection;
  2. Site works including up to 1.75m cut which will encroach into the front setback area;
  3. Proposed variations to Shed wall height and roof height, floor area, front setback, site cover and colours and materials;

Proposed variations to Town Planning Scheme No.4 and Local Planning Policy 3.4 Outbuildings include:

Design Element Scheme / Policy Requirement Proposed
Front setback. Minimum 15m 11.16m setback for Shed; 9.16m setback for 1.75m cut
Floor Area of Shed Maximum 300m2 (aggregate of all sheds) Total area of existing and proposed sheds is 896m2.
Wall height of Shed Maximum 3.6m height 5m high walls.
Roof height of Shed Maximum 5.0m height 6.6m high roof.
Colours and Materials Shall complement those of the dwelling and surroundings. Monument coloured Colorbond cladding.
Total Building Coverage Maximum 500m2 (includes outbuildings) 1,196m2 floor area of existing and proposed buildings.


As an adjoining or nearby landowner, the proposal has been referred to you for comment. Should you wish to make comment please complete the attached submission form and return it to this office no later than 7 November 2025.
