Lots 1, 4-7, 9, 11-17, 21-23, 88, 90-93 and 529 Armadale Road and Lots 37-38 Allen Road, Forrestdale


The above-mentioned proposed Structure Plan application is being advertised for public review and submissions. The City of Armadale has received a proposed Structure Plan prepared by Rowe Group on behalf of various property owners within the structure plan area, including Lots 1(No. 839), 4-7 (No.801, 803, 805 and 807), 9 (No.811), 11-17 (No.825, 827, 829, 831, 833, 835 and 837), 21-23 (No. 845, 847, and 849), 88 (No.813), 90-93 (No.817, 819, 821, and 823), 529 (No.809) Armadale Road, and Lots 37-38 (No.7 and 15) Allen Road, Forrestdale (refer to enclosed Location Plan at the link below).

The Structure Plan proposes:

  • Residential zoning with a density coding between R40 to R60 and an estimated yield of 212 lots and dwellings.
  • Extension of the existing slip lane along Armadale Road through to Allen Road.
  • Retention of existing left in left out to slip lane along Armadale Road and Anstey Road.
  • No Public Open Space being proposed within the structure plan area.
  • A 2.4m high noise wall along the whole length of Armadale Road.

The subject site is zoned ‘Urban Development’ under the City’s Town Planning Scheme No.4 and is located within Development (Structure Plan) Area 51, which requires a Structure Plan to guide subdivision and development.

The Structure Plan abuts Armadale Road to the south, a Local Centre zone to the west and the AKUDP East Structure Plan to the north, which consist residential development that is currently under construction. Please also note that the AKUDP East Structure Plan is currently going through a proposed amendment to change the zoning of the western corner (Lot 16 Anstey Road) from Residential to Local Centre. The AKUDP East Structure Plan amendment is currently pending determination by the WAPC.

The proposed Structure Plan and accompanying reports/technical appendices are available for viewing using the links below. The documents can also be viewed at Council’s offices (7 Orchard Avenue, Armadale) between the hours of 8.15am to 4.45pm Monday to Friday.

Submissions must be made using the online submission form or by downloading a copy of the submission form (refer to the Submission Form available from the Documents section of this page) and posting it to the City (Locked Bag 2, Armadale WA 6992) or via email (to info@armadale.wa.gov.au). Submissions should include the Structure Plan name, the property affected and details of the submission, and be lodged with the City on or before close of business on 29 March 2024.
