Amendment 129 to Town Planning Scheme No.4 – Extension to Operating Period of North Forrestdale Development Contribution Plan No. 3, and minor modifications.
Notice is hereby given that the local government of the City of Armadale has prepared the above mentioned planning scheme amendment for the following reasons:
To extend the operating lifespan of the North Forrestdale Development Contribution Plan No. 3 . This will enable the completion of all infrastructure items funded by the development contribution plan to be completed in full, aligned with development on the ground so that respective contributions can be collected accordingly.
To make make minor modifications to the text that serve to provide the intended interpretation of the document, and to include a reference sought in a previous Amendment to the Scheme which was omitted in error.
In summary, the Amendment modifies TPS No.4 in the following manner:
Amend the operating period of the DCP extending it by 10 years until January 2037.
To bring the DCP text in line with other changes adopted in a previous DCP No.3 Scheme Amendment relating to DCP No. 3, which included provisions to have the density rate transferred from the Scheme to enable the calculation of contributions to occur in the Infrastructure Cost Schedule.
Inserting two additional commas. Without the commas, the text could be misinterpreted and so is proposed to be amended in order to provide the required clarity.
Plans and documents setting out and explaining the Scheme Amendment have been placed on the City of Armadale's website at www.armadale.wa.gov.au and will be open for inspection during office hours.
